Building Futures

Abbotsford House Luxury Suites is a newly launched care home located in Milngavie, East Dunbartonshire.

The site was formerly home to premises of Clober Golf Club comprising primarily of storage facilities for greenkeeper staff. Clearly visible across the road, the golf course enhances the care home’s offering of seclusion, a key aim in creating a comfortable environment for the elderly residents by the owner, Morrison Community Care Group.

This promotion of comfort is felt throughout the 45-bed development which has been specially designed to be easily navigated by the residents. A wide range of facilities are provided to encourage a “home from home” experience including private bathroom space with a variety of rooms that are fully adapted to suit those with decreased mobility, four dining rooms; a hair and beauty salon; and a ten-seater cinema.

Residents also have access to private gardens as well as a putting green.

Morrison Community Care also offers nursing and health services with a specialist wing, which is open 24 hours a day, that is located on the ground floor which enables trained staff to provide nursing to those that may require emergency treatment.

Residents from Morrison’s other care homes are free to have access to Abbotsford House’s luxury facilities.

CCG utilised the iQ closed panel timber frame system for the construction of the project which is manufactured in CCG’s bespoke offsite manufacturing facility, CCG OSM. Panels were manufactured to stage 3 of the manufacturing process which involves the installation of windows, doors, insulation and internal wall linings (finished with service zones) within the factory environment ensuring a quicker more efficient erection when on site. From the installation of the foundation sole plate to wind and watertight status, Abbotsford House was completed within 9 weeks, contributing to full delivery within 52 weeks.

Morrison Community Care also required the building to perform efficiently, again fitting in line with their aspirations to have a more home-like experience and thanks to the performance of the iQ system, which reduces thermal bridging, residents will benefit from a warm, comfortable living environment. Morrison will also benefit from a reduction in energy bills thanks to the enhanced performance.

After opening its doors in December 2017, Abbotsford House has had residents steadily move in since. CCG and Morrison Community Care will also be working together in 2018 on another luxury care home which will be located in Duntocher comprising 75 luxury suites. Commencing in the spring, CCG will again utilise offsite methods of construction to ensure delivery in 2019.
