Glamis Road is a mixed tenure residential development located to the west of Dundee City Centre. Previously occupied by housing, the brownfield site has been developed out into a mix of 17 three and four bedroom homes for private sale, led and sold by CCG, and Blackwood House which comprises 6 two-bedroom special needs flats which were delivered on behalf of Blackwood Group.

The homes at Glamis Road offer all residents with a comfortable living environment in what is a quiet suburban area of the city. Furthermore, Dundee University, Ninewells Hospital, the city centre, and various schools and leisure centres are within a short distance.

The private homes are split between detached and semi-detached styles with eight semi-detached and nine that are detached. Each detached house type has a front and rear garden, as well as private parking, whilst the semi-detached house types have rear gardens that flank on to the rear grounds of the adjacent Balgay Cemetary. All of the homes have been clad in a mix of render and sandstone whilst inside, purchasers were offered with a variety of choices when choosing the material palette and fixings for bathrooms and kitchens. With an excellent choice of specification and prices starting from £190,000, CCG was able to successfully sell out the development within ten months

Blackwood House, or otherwise known as the ‘Concept Home’, sits adjacent to the private homes and is one of Scotland’s most innovative amenity housing developments. Built over two storeys and integrated with Blackwood’s patented smart technology ‘CleverClogs’, the 6 new, contemporary homes have been designed to make life as accessible as possible for those with limited mobility whilst offering enhanced levels of care. Through an integrated communications system, residents can communicate with Blackwood staff 24 hours a day. The flats themselves have also been integrated with technical software that is linked to the CleverClogs central command system that allows them to digitally control lighting, electric blinds, and the underfloor heating. Other features include a fully adapted layout with rise and fall kitchen surfaces and cupboards; fully adjustable bathroom including a toilet with an automated cleaning system and other unique appliances to assist with the everyday lives of the resident.

Solar panels have also been installed on the roof to further promote energy savings.

All of the housing at Glamis Road was constructed using CCG OSM’s enhanced closed panel timber system. The private plots were delivered to site completed to stage 3, complete to internal plasterboard with pre-installed insulation, services zones, windows and doors which included internal doors made by CCG Manufacturing.

Blackwood House was constructed using stage 4 of the iQ system complete with a lightweight cladding solution. The Alumasc Ventilated System (AVS) was utilised with a silicone topcoat render solution as well as the acrylic brick slip finish, designed to replicate a traditional facing brick facade. Through the use of this enhanced system, the acrylic brick slips are applied under factory-controlled conditions, unimpeaded by weather conditions. As such, the process is faster than traditional methods and brings enhanced efficiencies on site with reduction in materials and a faster speed of construction: Blackwood House was erected wind and water tight, excluding communal closes, in just 20 working days.

Glamis Road was completed in summer-2017.
