Lynedoch Terrace, Glasgow

CCG has completed the stunning Lynedoch Terrace building for Wemyss Properties located in the heart of Glasgow’s Park District in the west end area of the City. Lynedoch Terrace comprises 18 one, two and three bedroom apartments that were available for private sale.

Lynedoch Terrace is one of only a handful of new properties of its type and scale that have been constructed in this historic area since it was first developed in the 1850’s. When Wemyss Properties decided to undertake the Lynedoch Terrace development, there was already a dilapidated building standing on the site. At that stage, proposals were in place to develop this property, but it soon became apparent that it was in such a poor state of repair that it would be impossible to turn it into a building that would be of sufficient quality. The bold decision was therefore taken to demolish the existing property and replace it with a new building.

CCG lead the construction of the development by utilising traditional construction methods. Traditional methods were chosen parameters that were set forth by the Planning Authority: due to the historical context of the area, Lynedoch Terrace had to have an exterior aesthetic that was sympathetic to the surrounding buildings and as such the material specification of buff sandstone and the need to replicate the exact ‘footprint’ of the former building. What came of this construction was a contemporary, classic 4-storey building with stone balustered parapets, a mansard roof finished in natural slate with concealed box gutters and dormer windows. A lower ground level was also retained as a reflection of the former building’s style.

Internally, a different approach is taken. As it is a new building, it has been possible to design the internal layout from scratch, enabling us to incorporate more contemporary features such as open-plan living spaces and lift access to all floors. The apartments on offer to the purchasers therein had the ability to be more stylish, more spacious and better suited to modern life than might otherwise have been achieved through conversion of the existing building.

CCG were able to deliver Lynedoch Terrace to exacting specification set forth by Wemyss. The focus throughout is on modern luxury – with hard-wood flooring in all public areas, kitchens and bathrooms developed in partnership with luxury brand Porcelanosa, all of which combine to provide the highest quality and complement the open-plan designs of each new home.

CCG also utilised our manufacturing arm to continue this approach to quality. All of the windows, the double-glazed, timber Dual Turn Sash and Case style, as well as the common, flat and internal doors, were designed and manufactured by CCG Windows and Doors.

Lynedoch Terrace was delivered within a 52 week programme with full completion in March 2016.
