Panmure Street is a mixed-tenure residential development located in the Maryhill area of Glasgow. Delivered in partnership with Queens Cross Housing Association and Scottish Canals, the £12m project comprises 108 homes occupying a prominent position on the banks of the Forth and Clyde Canal.

Prior to construction, the Panmure Street site was in receivership after failing to acquire the necessary funding. CCG took the strategic decision to purchase the land at risk and after securing a housing partner in the form of Queens Cross HA, took the development forward with our design partners, MAST Architects. As an extension of this purchase, CCG worked with Scottish Canals to deliver local infrastructure by enhancing the pedestrian walkway adjacent to the canal and also delivered a new mooring station for houseboats.

Panmure Street was designed in accordance with the principles of Secured by Design to integrate with the surrounding area, including opening it up the Forth and Clyde Canal. Three house types exist across the site – four-storey ‘pavilion’ blocks arranged along Panmure Street offer panoramic views across the site and City; 2-storey terraced homes that line the canal edge, and a 6-storey feature block located on the corner of Firhill Road. The gardens that line the perimeter of the site facing the canal are augmented by footpaths, created by CCG, to form landscaping zones which accommodate new planting and reinforce the canal edge condition.

The exterior aesthetic of the project had to have an ‘industrial’ finish to reflect the historical nature of the area from the early 20th century and therefore a mixed palette of brick was originally specified alongside timber frame as the primary construction method. However, due to the severe economic factors of the recession, an extreme shortfall in labour and materials meant that the use of facing brick could not fulfilled. To counteract these issues, CCG utilised an enhanced stage of the CCG OSM manufacturing process by deploying a fully enhanced closed panel timber system for the build, inclusive of insulation, windows, doors and services, with a factory-applied lightweight cladding solution.

This lightweight cladding solution, supplied by Alumasc Facades, replicates a traditional brick façade by using individual acrylic ‘brick slips’. Fully BBA accredited, the ‘Alumasc Acrylic Brick Slip’ finish was applied to each pavilion and tenement block as well as the second to fifth floors of the feature block.

CCG Windows and Doors manufactured and supplied the timber Fully Reversible Window which is installed across the project as well as internal and close entry doors.

Panmure Street was delivered to a Silver Standard of construction and was completed in October 2015.
