Yoker Village, located on Ellerslie Road in the north of Glasgow, is a flatted development that CCG constructed on behalf of Cube Housing Association, part of Wheatley Group.
Consisting of 46 mid-market rent flats, the development offers stunning views across the River Clyde, a clear advantage for the management partner Lowther Homes, also of Wheatley Group, who reported full uptake of the flats within one week of the sales launch.
The 46 flats are a mix of one and two-bedroom homes contained in a single four-storey block. Forty-three of the flats have their own balcony allowing residents to enjoy outdoor space whilst the remaining three flats have Juliette balconies with full height opening windows. Residents are also offered access to the riverside via a pedestrian walkway and are also provided with private parking.
CCG OSM’s iQ closed panel timber frame system was used for the build. Inclusive of insulation, windows, and doors (internal, flat entrance and close entrance manufactured by CCG Windows and Doors), the use of this system was crucial to the successful delivery of the project given site constraints brought by the river itself with steep banking to the riverside, and access restrictions brought by the adjacent housing scheme. However, CCG was able to overcome site management issues with a faster speed of construction bringing the entire development to full completion within 52 weeks.
Furthermore, the use of the iQ system has ensured that Yoker Village is highly sustainable with long-term benefits to residents in the form of savings on their energy bills as well as contributing to a carbon emissions saving of 46 tonnes per year.
