The 19 & 20 site is located on the north side of Niddrie Mains Road with Wauchope Terrace and the Richmond Craigmillar Church to the East and another housing development site to the North. This site, 12-15, is also being delivered by CCG on behalf of the City of Edinburgh Council comprising 194 affordable homes that are set to be complete in 2020.
The housing mix consists of 56 one-and-two-bedroom flats and 55 two-and- three-bedroom semi-detached and terraced houses with a built form that offers prominent massing and solid frontage along Niddrie Mains Road and a masterplan layout that utilises the principles of Designing Streets to promote community integration with a network of footpaths and cycle routes.
Location, orientation and massing of the housing was also considered to help promote community integration by having an open, neighbourhood feel that is mindful of amenity and liveability including materiality and density in order to complement the adjacent housing developments as well as the future integration of a community park.
The flatted block is made up of two distinct features with a typical straight block of four-storey flats met with 2 “L” blocks at either end. All flats are configured to maximise space with flexible layouts including open-plan kitchen/ living areas and 2.85m floor to ceiling height creating the impression of additional space and light. The terraced house types accommodate different family requirements offering spacious layouts as well as ample storage facilities. French doors facing into a rear garden also maximise light from the southerly aspect.
CCG utilised the ‘iQ’ Timber System for the entirety of the build whilst all homes were integrated with CCG-designed door sets including internal, flat entrance and common styles.
As a direct result of the contract, CCG was able to provide a series of community benefit initiatives including 3 full-time jobs, 4 trade apprenticeships and 2 work placements. The local community was also supported with the construction of a brand new, £47,500 car park for residents living in Niddrie Mill, and charitable donations to Grass Roots Clothing, the Craigmillar Literacy Trust, the Castlebrae Memorial Garden. CCG also donated wood to the Richmond Hope Mile of Memories project.
