SHAWBRIDGE STREET, POLLOKSHAWS

Pollokshaws is an area of Glasgow’s South Side that has undergone extensive regeneration over the last decade forming a key part of the Transforming Communities Glasgow (TC: G) partnership between the Scottish Government, Glasgow City Council and the Wheatley Group.

Shawbridge Street, delivered on behalf of Loretto Housing, is located in the heart of the thriving community and was once home to the long-demolished Pollokshaws high-rise flats. Located adjacent to the Pollokshaws Parish Church, the development comprises a mix of 42 flats with supported accommodation provided for the elderly/ those with decreased mobility.

Spread across two blocks reaching 4 storeys, Shawbridge Street has reinstated a frontage along the main road and offers residents a spacious and light living environment thanks to a dual aspect and private balconies. A rear courtyard offers communal amenity space that now forms part of a civic realm complete with ‘The Bell’, a local landmark that was once removed from Pollokshaws and was reinstated as a result of the development.

CCG constructed the entirety of the project using the ‘iQ’ Timber System which brought considerable advantages to the build not least the minimisation of the impact of the works on the adjacent church – which remained open for the duration of the programme – but also via reduced vehicle movements and restricted access as well as speed of delivery: Shawbridge Street was constructed wind and watertight in just 16 weeks and completed within a year’s duration.

CCG manufacturing also supplied all internal door sets.

A number of community benefit initiatives were delivered as a result of the project including:

  • Six full-time jobs
  • Two trade apprenticeships
  • Five work placements
  • Donation of £6500 for the transportation and reinstatement of ‘The Bell’
  • £1000 donation to the Pollok Area Network
