CASA VISTA PARK, GLASGOW

Build to Rent is one of the most exciting emerging markets for new homes in the UK and Casa Vista Park is unique to the Scottish housing sector as it is the first to provide a single family rental offering in the city of Glasgow.

Led by Casa by Moda, a subsidiary of Moda Living, single family rental sees developers own and operate neighbourhoods, typically in suburban locations, as opposed to the city centre locations with which build-to-rent is closely associated, however, Vista Park’s original plan route was entirely different as it was previously to be marketed as a private housing development led by CCG Homes.

The 16 acre site, located in Springboig in the east end of Glasgow, was formerly a school and was since used as recreational grounds before falling into a state of disrepair prior to being purchased from Glasgow City Council in early-2022 and was developed entirely through the internal expertise of the CCG Group in partnership with architects, Stallan Brand, with the final masterplan delivering 156 homes in a mix of one and two-bedroom apartments and two, three and four-bedroom terraced, semi-detached and detached houses.

What sets the site apart is its location; whilst being very well-connected thanks to the neighbouring Edinburgh Road which offers direct routes to the west and east, the site also has a wonderful ecological character with dense foliage along the western and southern boundaries and a masterplan that provides a strong balance of private and communal green space.

With such an offering and a distinct shortfall of new rental homes east of the city centre, the site was seen as the ideal candidate for Casa by Moda to enter the Scottish market and was then purchased by the developer in spring 2023.

Future residents are set to benefit from a highly contemporary living concept. High-specification as standard is just the beginning with digital integration and smart technology in place to help manage and promote services as well as a means to pre-empt maintenance issues and provide live data reporting. Brand partnerships, events and more are available during the minimum 3-year rental period.

CCG’s divisional expertise is showcased throughout the development with the use of the ‘iQ’ Timber System, integrated with our own PVCu window & door sets, combining to create an enhanced building fabric that will achieve market-leading standards of energy performance. Flooring installation, renewable services from Arc-Tech (Scotland) and multi-utilities from Arc-Tech MU have also helped streamline construction thanks to in-house expertise.

Works began at Vista Park in 2021 and are set for completion in late 2024.
