KILMARNOCK ROAD, MAUCHLINE

Situated on the main street of the quiet town of Mauchline, Kilmarnock Road is the first net zero assisted living development in East Ayrshire.

Located north of Cumnock and south of Kilmarnock, Mauchline is now one of seven towns to benefit from East Ayrshire Council and CCG’s strategic, affordable housebuilding partnership. Formed in 2017, the partnership, as a result of direct procurement, has since delivered ten developments, over 260 homes and a legacy of community support across the region.

Now, in support of the local authority’s transition to become net zero, Kilmarnock Road is the second to be delivered to a net zero standard of build, having completed East Ayrshire’s first net zero housing development – Bellevue Road – in spring 2023.

Comprising 13 one-bedroom flats and 3 one-bedroom wheelchair-accessible bungalows occupying a prominent position in the town centre, the development has been specially designed to address local housing needs and demand that offers tenants a level of independence that may have otherwise not been available to them in their previous residences.

One unit is retained as an on-site staff base that is managed by East Ayrshire Council Health and Social Care Partnership. 

Working collaboratively with MAST Architects, the partnership has focused on delivering housing solutions that are future-proofed and fit for purpose whilst ensuring accessibility and a high standard of specification.

This has carried over to Kilmarnock Road in this transition to net zero is achieved by a Fabric First approach to the build (utilising CCG’s enhanced iQ closed panel timber system and low U-value, triple-glazed windows and enhanced door sets) as well as zero-direct emissions heating in the form of an Air Sour Heat Pump (ASHP) and renewable services. Now known as the CCG Net Zero Home standard, operational net zero is proven as a result of dynamic simulation modelling and will ensure a drastic reduction in energy demand and support a long-term reduction in fuel bills when compared to a baseline standard of compliance.

Kilmarnock Road was officially completed in November 2024 with full occupancy achieved by January 2024.
